Understand CBUAE limits, lender approval, affordability testing and DLD mortgage-registration costs.
UAE mortgage providers assess the borrower, property, income, liabilities, residency status and repayment risk before issuing an offer. The Central Bank of the UAE (CBUAE) publishes maximum regulatory ratios, but a lender may approve a lower amount, require a larger deposit or decline an application.
Rates, bank fees and eligibility rules are product-specific and change over time. This guide therefore explains the current regulatory framework and the questions a borrower should verify rather than publishing temporary promotional rates.
For expatriate borrowers, the CBUAE Rulebook currently lists these maximum LTV ratios:

These are ceilings, not guaranteed approvals. The CBUAE also states that the buyer’s down payment should come from the buyer’s own resources rather than personal loans or credit cards.

The applicable combination depends on the transaction and registration channel. Bank valuation, arrangement, processing, insurance and account charges are separate from DLD’s official mortgage-registration fees and must be confirmed in writing with the lender.
